Property Transfer Tax
Please note that Canada Mortage and Housing Corporation (CMHC) and the Provincial Property Transfer Tax (PTT) have completely separate and distinct rules for determining your status as a First Time Home Buyer.

The requirements for the exemption from the PTT as a First Time Home Buyer in British Columbia are listed under Instruction Guide for Completion of the First Time Home Buyer Property Transfer Tax Return.

Survey Certificates
Your lender may require a survey certificate showing the location of your new home and any other permanent structures on the property to determine that they are not encroaching on your neighbour's property and that they are properly setback from the property lines in accordance with the requirements of the local governing authorities. A surveyor physically goes to the property and obtains this information. This should not be confused with an appraisal which is also required by the lending institution to determine the value of your new property for their security purposes.
